    “The facilities where as expected and we had a brilliant holiday due to location and weather however the cleanliness was terrible when we walked in, it looked like a quick clean had been done however a deep clean was needed as there was lots of dust on skirting boards, on ornaments and on stair rail.”

    also the bedding could do with being updated to new. The other issue was flies, wasps and hornets entering the house through the conservatory a very worrying thing when we have a 7 month old! by the end of the week we had well over a hundred dead flies and hornets dead on the conservatory floor. i assume the issue is due to the brooke and surrounding hills however it could be easily fixed with a fly catcher in the conservatory or fly spray available to use.

Ambleside centre or Lake Windermere are ten minutes' walk down the hill. Take a lake cruise on England's longest lake or enjoy the selection of local shops, restaurants, pubs and cafes offering all manner of Lakeland delicacies. There is easy access on foot to Wansfell, Loughrigg and The Fairfield Horseshoe and plenty of lower level walks to keep all the party happy. Accommodation: A few steps down from parking and a few steps up to the entrance door, leads to a well equipped kitchen and dining area. A separate room for the utilities, boots and jackets. A delightful lounge with log burner, where steps take you into a large conservatory with dining table and chairs and access to the garden. (Flat screen TV with DVD, iPod docking station, free Wi-Fi). The house has two bedrooms - a king-size and a twin with a double and a single (to be used as a twin). A family bathroom upstairs off the landing with shower over bath, WC and basin. The property has a light and sunny feel and is immaculately decorated, furnished and equipped to a high standard, in pastel colours with fitted carpets upstairs, and wooden flooring downstairs with good fabrics and a selection of reading material. Outside: In addition to a decked area there is a well-kept garden with the brook running through the centre offering a good degree of privacy. The garden is mostly of stones and grass with mature shrubs and high hedges. Ample private parking for a medium sized car. To the front of house there is access to an outside bike storage and wet weather gear/drying area. Ambleside village centre and lake approx three quarters mile.

Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. There is plenty to do here - cruises, boat trips and watersports on Lake Windermere itself and numerous shops, restaurants and pubs in the village to suit all tastes. On the lakeside at Waterhead, the parkland offers lovely views down the lake and a short stretch of beach, whilst a walk in the other direction, following Stock Ghyll through woodland, will bring you to the entrancing waterfall of Stock Ghyll Force. Along with the Lake and the great walking on offer, Ambleside is also famous for its annual rushbearing ceremony and the diminutive 17th century “Bridge House” - one of the most photographed buildings in the Lake District and now the National Trust Information Centre.
