    “This was our third visit to this house and frankly we would be unlikely to want to stay anywhere else in the area.”

    Dunnabeck's location is second to none- you can do all the local sights ( Wordsworth) and lots of walks from the house around Grasmere and Rydal and then you are also perfectly positioned to drive out in all directions to other things- eg this time we went to Levens, Hampsfell and Cartmel, Wray, Buttermere, Castlerrig and Aira Force.

The property

Dunnabeck is a charming detached Edwardian villa in a secluded position just outside Grasmere village with stunning views over Rydal Water and to Loughrigg and Wansfell beyond. The house was originally associated with the building of the Thirlmere pipeline and for many years belonged to Canon Rawnsley, co-founder of the National Trust. Dunnabeck retains its atmosphere as a family home with many personal touches and a comfortable relaxing feel. Guests are assured of a peaceful setting hard to come by in the heart of the National Park. The setting is unique - there can be few properties in the whole of Lakeland which offer such delightful views whilst the two and a half acres of natural rocky woodland garden play host to many varieties of wildlife. Rhododendrons and azaleas create a riot of seasonal colour There are many walks from the door including the Fairfield Horseshoe, Alcock Tarn, Loughrigg and the Grasmere and Rydal Rounds. The old 'coffin road' path from Grasmere to Rydal passes the gate and links Wordsworth's homes, Dove Cottage and Rydal Mount. Accommodation: Reached up its own private drive Dunnabeck has a front door entrance leading into the hallway - plenty of space for walking gear. The accommodation is all on one level, ideal for anyone who does not want the use of stairs. The large sitting room to the front of the house has a wide bay window with panoramic lake and fell views (Smart TV with Freeview, DVD, hi-fi with ipod/iphone dock and open fire). A spacious dining room (TV, DVD, Wi-Fi) to the rear of the house leads directly through to the kitchen and back door to rear courtyard. There are four bedrooms. Situated at the front of the house with views of Rydal Water are a large double (5' bed) with en-suite shower, basin and wc, a smaller twin, and a bunk room (adult size bunks). The fourth bedroom is a king with en-suite shower, basin and wc, and views of fields and fellside. Further bathroom (bath with shower over, basin and wc). Dunnabeck is a spacious property with a relaxing feel of peace and quiet. Furnishings are comfortable and the owners wish you to enjoy being in 'their home' - there are some attractive antiques, many pictures and personal items, fitted carpets throughout and oil central heating. Outside: Extensive terraced grounds of over two acres mostly of natural rocky woodland with grand shrubs, trees and hidden pathways. We feel that this would be a fine place for older children to enjoy although rather too adventurous for little ones to be let loose without supervision. Sheltered terrace and front lawn offer a beautiful setting for outdoor relaxation even on colder days - garden furniture supplied. Ample parking. Shops, pubs restaurants etc in Grasmere approx 1 mile downhill, Ambleside approx 2.5 miles.

GRASMERE

Ambleside 5 miles; Windermere 9 miles; Keswick 13 miles.

Situated in the heart of the Lake District National Park is the lovely village of Grasmere, probably best known as the home of William Wordsworth, a place he once described as "The most loveliest spot that man hath found". Any visit to Grasmere needs to include The Grasmere Gingerbread shop, where the Wilson family have been making gingerbread for over 60 years. Also in the village are a number of shops, pubs, a church which dates back to the 13th century and Grasmere Lake, plus Grasmere Sports takes place every August, where you can watch participants compete in a variety of sports, including Cumberland Wrestling. Just five miles away is the town of Ambleside and Lake Winderemere where you will find shops, pubs, restaurants and the 17th century Bridge House, which is one of the most photographed buildings in the Lake District. Cruises, boat trips and watersports can all be enjoyed on Lake Windermere and the towns of Windermere and Keswick are also within driving distance. Grasmere is a wonderful base for your Lake District retreat.
