“This is a lovely cottage in a lovely location.”

The owner obviously has high standards and the property has been thoughtfully designed. We appreciated the very effective heating which meant the cottage was very cosy in February. However there were a few little things that slightly let it down, though they would not stop us from returning. The information about the drinking water was ambiguous. We are used to a private water supply, so would rather be presented with the facts rather than some information saying it’s ok to drink and others ...

The owner obviously has high standards and the property has been thoughtfully designed. We appreciated the very effective heating which meant the cottage was very cosy in February. However there were a few little things that slightly let it down, though they would not stop us from returning. The information about the drinking water was ambiguous. We are used to a private water supply, so would rather be presented with the facts rather than some information saying it’s ok to drink and others saying it’s not. The floors downstairs had only been superficially cleaned - there was still dog hair and other debris, and when wiping up a spill of water in the kitchen it became clear the floor needed a good clean. We couldn’t get the underfloor heating in the bathrooms to work despite following the instructions - we used the towel rails instead so we were not cold. There is a lightbulb out by the bed in the top floor double. The UV filter says it needs servicing. The sofas and beds were adequate but none of us found them especially comfortable - especially the pillows which were lumpy. Overall, I think it was good value for money, and we would return.

The property

If you are looking for an enchanting 4 Star rural retreat in an idyllic location, quiet yet not too remote, then look no further; this is the place for you. Robins Nest is one of a short terrace of cottages set at the head of a narrow tarmac lane, surrounded by the breath-taking open countryside and woodland of the glorious Tilberthwaite valley. This very special property, combining a perfect blend of old world charm and contemporary sophistication, is in a perfect position to enjoy both the Langdale and Coniston valleys in any season of the year. There are many wonderful walks right from the door including Wetherlam, Coniston Old Man and Little Langdale, with the famous Three Shires Inn serving great food and real ales. The short climb from the cottage to Holme Fell via Holmeground Tarn is a particular delight, and the cottage has bike rides for all abilities straight from the door. Coniston is only a short drive away and offers good local shops, pubs and plenty to see and do. Accommodation: The accommodation is set over three floors. You step into a fitted kitchen/diner with under floor heating. The bright and spacious lounge also with underfloor heating, and a delightful view down the garden and over the neighbouring fields (flat screen TV with Freesat, DVD, CD/Bluetooth docking station, Wi-Fi broadband, log burning stove). Door to patio and garden. On the first floor you will find an attractive double room with double bed and more lovely views. There are two bathrooms on this level - one with bath, shower, basin and wc, the other having a walk in shower, basin and wc, both with underfloor heating. A careful climb of the steep stairs will lead to the top floor of the cottage with two further bedrooms - a very pretty single to the front and a double to the rear - both these rooms are flooded with natural Lakeland light through large velux windows. The cottage is cosy in all weathers with electric heaters throughout. Co-ordinated furnishings and fabrics, fitted carpets to most rooms and slate floors in the lounge and kitchen with underfloor heating. Outside: Pretty with patio and picnic table outside the door, gently sloping shared garden path - a real sun trap, taking in the best views and bike storage in the woodshed (located on the other side of the single track road, clearly marked Robins Nest) Parking immediately in front of the property and next to the wood shed. Please note logs are not provided but can be purchased locally.

Note: This property has a Good Housekeeping bond of £200.
