The property

Pine Fold occupies a peaceful rural location, nestled into the fellside on the edge of Troutbeck. The traditional detached Lakeland Cottage, which dates back to the 17th century, is full of character and benefits from uninterrupted views across the Troutbeck Valley. A variety of local walks are accessible from the doorstep; Garburn Pass and Troutbeck Tongue are visible from the south facing terraced garden. At the head of the valley lies Troutbeck Park Farm, a National Trust property, which was purchased by Beatrix Potter in 1923. Two popular and well-known pubs, The Queen's Head and The Mortal Man, are both located a short walk away. Pine Fold is only a 5-10 minute drive from the towns of Ambleside and Windermere, providing a convenient and relaxing base for those looking to explore the South Lakes. Accommodation: Step into the welcoming hand built character breakfast kitchen with its beamed ceiling and stable door to the garden. The family dining room has a little spice cupboard and a beamed archway opening into the cosy sitting room which has a deep set hearth and log burner, ( flat screen TV with freeview and YouView, DVD and free wi-fi ) There are beamed ceilings throughout the living area, deep set windows and feature lintels. The stone steps to the upper floor are a real original feature opening up onto the landing with its own quirky features. Here you will find three comfortable bedrooms : a good sized master bedroom with king-sized bed, two windows, a window seat, and en-suite with bath/shower over, basin and wc : a second double room and a further large bedroom with both a king size bed and a single bed to be used as either a double or a twin room. The main bathroom is in traditional style with roll top bath, wide separate shower, basin and wc. And there is a further bathroom (shower, basin and wc). The cottage is full of charm, comfortably furnished and welcoming with fitted carpets in the sitting room and upstairs plus feature stone floors with rugs on the ground floor. The deep set windows, a wealth of beams, lintels and natural stonework complete the scene. Outside: Terraced gardens on various levels with lawns, mature shrubs and some trees. A wide terrace has room for sitting outside in a sunny sheltered setting whilst you take in the distant views across the valley. Private parking for two cars on hard standing just outside the gate. The twin towns of Bowness and Windermere are both vibrant, fun-filled places set within the splendid scenery of the Lake District. Both towns provide a range of amenities, shops and restaurants to suit all tastes whilst Ambleside offers the additional attraction of a boat ride to Bowness, the Lakeside Aquarium and Beatrix Potter's 'Hill Top House' at Sawrey. Grizedale Forest Park is within easy driving distance and is home to a range of activities including many good walks, mountain biking and the 'Go Ape' adventure park. The region also boasts many National Trust properties as well as a variety of water sports for those who prefer a more adrenaline-fuelled trip. Children will enjoy a trip to the 'World of Beatrix Potter' in Bowness whilst the villages of Grasmere, Coniston Water, Kendal, Keswick and the Lakeland Mountains are all within easy reach.
