The property was brilliant , superbly clean , the garden was huge and immaculate, lots of parking and the village was very close by, in fairness this cottage has to be the best we have every stayed in Service from heart of the lakes was superb plus whilst away the weather was perfect

Everything was as good as when we last visited 5 years ago. I would just like to mention to future visitors that during our stay we found it very difficult to book a table for dinner both in Hawkshead and Ambleside. Many establishments only work on a ‘no booking’ system which was further compounded by staffing issues. - the village pubs were only serving meals to residents. Would strongly recommend phoning beforehand to save a wasted trip. Luckily eating in was a pleasure so it didn’t matter to us too much.

Could not get washing powder and fabric conditioner in machine as unable to open drawer as it is in a cupboard. No washing ball provided

The cottage is in a nice quiet area but is also just a few minutes walk from the centre of Hawkshead where there are lots of shops to get some local produce plus places to eat and drink. Its also only 15 minutes to both Coniston and Ambleside and access to the great ranges of mountains there too. Highly recommended for anyone staying in the south east parts of the lakes.

Beautiful garden, lovely to hear so many birds singing in the mornings. Good location. A couple of house keeping/maintenance items to feed back please. The shower tray in the downstairs shower room did not drain away very quickly. The plug mechanism in the sink in the upstairs bathroom did not allow the plug to stay down. It had to be propped up to stop the water disappearing. These did not detract from our stay as you know how quickly things can need fixing at home!

We are sure this delightful property will 'tick all your boxes'. Set just off the centre of Hawkshead in its own extensive garden, within 200 yards of this most popular village centre, you can enjoy a degree of privacy hard to come by in such a central location. Brookside has been lavished with care and attention to make the most of its charm and character having been recently refurbished to the highest standard and with every thought for your holiday comfort. Hawkshead village makes a great base for exploring the surrounding Beatrix Potter country. Walks round Tarn Hows and forest trails in Grizedale Forest beckon in all seasons whilst great local pubs, cafes and interesting shops vie for your attention in the village centre. Accommodation: The property will sleep 6 plus a baby in a cot. The front door leads into a central stone flagged hallway. The main sitting room is off to the right (Smart TV,DVD, Freeview, free wi-fi). To the left a second sitting room (Smart TV, DVD, freeview) has further comfy seating and French doors to the patio and garden. A door leads through to the beautifully appointed dining/kitchen area recently fitted with a hand-painted Martin Moore kitchen, wall mounted flat screen TV/DVD player and freeview, Belfast sink and French doors to the patio and large garden...we can just imagine long slow family meals here around the farmhouse table with the French windows open onto the patio, or even eating out of doors when the weather allows. Upstairs you will find three bedrooms - a master king (flat screen TV/DVD, freeview), a second king and a further twin room, together with the recently fitted fully tiled modern family bathroom (bath with shower over, basin and wc). A second bathroom (shower, basin and wc) is located off the hallway downstairs. With carefully chosen stylish colours and fabrics throughout, the property has a quiet air of luxury, chic and taste with a welcoming atmosphere which is sure to please. Fitted carpets to all living areas, slate flooring to hallway and limestone in the kitchen. All four TV's have Freeview. Outside: Patio area outside the kitchen French windows where you can eat out of doors. Extensive mature garden mostly of lawn, lots of established trees and shrubs and a riot of seasonal colour. Ample parking for up to 3 cars. Hawkshead village centre 200 yards.

The picturesque village of Hawkshead still retains the charm and character that so endeared it to its most famous residents - William Wordsworth and Beatrix Potter. Visitors can wander the wealth of tiny alleyways, thoroughfares, archways and courtyards between the whitewashed 17th century houses. There are many pleasant inns, teashops, guest houses and gift shops in the village, as well as the Beatrix Potter Gallery, which houses an annually changing exhibition of the famous author’s illustrations and stories. The other famous Hawkshead enthusiast, William Wordsworth, attended the Old Grammar School in 1779-87, which still stands today, and you can visit the building where the Lakeland poet developed his love of the form, and even see the desk into which he scratched his name as a small boy! Newby Bridge is ten miles away and offers attractions such as the Aquarium of the Lakes and Windermere Lake Cruises, sailing daily between Ambleside, Bowness and Lakeside. With stunning scenery and numerous attractions within easy touring distance, Hawkshead is in an ideal location at any time of the year.
