    Having a car port is a bonus and the utility room is brilliant for being able to change out of wet gear before entering the property itself. The house is well-equipped, especially the kitchen but the property was let down by poor cleanliness. There were crumbs on and under the dining table when we arrived. The carpet was also in need of a good vacuum, which I did upon arrival and it picked up lots of dogs hair. That said, it didn't put us off and we'd still book it again.

This interestingly shaped 'topsy-turvey' cottage on the outskirts of Ambleside overlooks the river and the falls which cascade down immediately below the property. Falls View is well named, the sound of water is never far away and there are lovely views through the trees upstream from the windows and patio. Ambleside centre is a short walk away where you will find all manner of shops and restaurants. There are walks from the door - the Fairfield Horseshoe can be tackled for a full day out as can Wansfell and Loughrigg Fell. More gentle walks can be enjoyed under Loughrigg and through the vale of Rydal and the property is ideally situated for touring. Accommodation: The cottage is built upside-down with the sitting room at the top. Ground floor front door leads upstairs to the first floor hallway with hanging space for your outdoor clothes. Two bedrooms - the larger one has a king bed and en-suite with shower, basin and wc. Small twin bedroom is on the corner of the building with two windows. Family bathroom has bath with shower over, basin and wc. The spacious top floor is all open plan with a very sociable sitting/dining room divided from the fitted kitchen (Smart TV, iPod dock, radio/CD player). French window leads out onto a patio area overlooking the river which will be a delightful place to sit or have breakfast out of doors. There are lots of windows in this room giving the whole top floor a light and airy feel with a real holiday atmosphere. Fitted carpets throughout. Outside: The cottage is built on a sloping site leading out onto the patio at the back and has shared access to a neighbouring field where there is a sitting area and views to the fells. Falls View has its own patio which overlooks the river and there are rough steps down the bank to the weir below if you are feeling adventurous! Basement Utility with ample drying area for wet gear and shower suitable for showering dogs. Garage parking with cold water hose and additional parking outside the property. Store for two bikes.

Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. There is plenty to do here - cruises, boat trips and watersports on Lake Windermere itself and numerous shops, restaurants and pubs in the village to suit all tastes. On the lakeside at Waterhead, the parkland offers lovely views down the lake and a short stretch of beach, whilst a walk in the other direction, following Stock Ghyll through woodland, will bring you to the entrancing waterfall of Stock Ghyll Force. Along with the Lake and the great walking on offer, Ambleside is also famous for its annual rushbearing ceremony and the diminutive 17th century “Bridge House” - one of the most photographed buildings in the Lake District and now the National Trust Information Centre.
