    “Very disappointing - would not re-visit this property without reassurance that the leak problem has been rectified.”

    We visited this property in Feb 24, & having read the review by Eric dated Sept 2023, we assumed the leak issue had been sorted. However, we experienced exactly the same issue & water poured through the kitchen ceiling, causing the electric to cut out. We had to wait in for a Maintenance visit. We were offered a move to an alternative property, but with only 2 nights remaining, it wasn’t worth the hassle.     We visited this property in Feb 24, & having read the review by Eric dated Sept 2023, we assumed the leak issue had been sorted. However, we experienced exactly the same issue & water poured through the kitchen ceiling, causing the electric to cut out. We had to wait in for a Maintenance visit. We were offered a move to an alternative property, but with only 2 nights remaining, it wasn’t worth the hassle. This is a known issue & we were not informed by Sykes or the owner beforehand to be given other options to cancel or re-book. Very little Welcome Information provided about the house - we eventually found a small (full) guestbook, but felt there was a real lack of attention to detail. We had to make 2 calls to Sykes requesting information that should have been readily available. Such a shame, this house is in a perfect location and has such potential, but we will not be returning.

The property

A pretty mews cottage, quietly located in a little access lane a short stroll from the village centre, in the Kirkstone Foot area of the village - only a couple of minutes walk down Peggy Hill to the centre with its excellent shops and places to eat. Whatever season of the year you choose there is very little need to use the car on a daily basis - the area abounds in fine walking for the adventurous and not-so-adventurous visitor with walks from the door to both Wansfell and The Fairfield Horseshoe. Don't miss a lake cruise on Windermere, England's largest lake, whilst for more active members of the family mountain bikes can be hired locally and there are tennis courts in the village centre. Ambleside also has bowls, mini-golf and two cinemas in the village. Accommodation: Front door entrance into small hallway with hanging space for your outdoor gear. Attractive open plan living/dining room has integral kitchen at one end. This sociable arrangement of the living area is ideal for holiday use - no feeling of being 'on your own' in the kitchen as you can join in with the rest of the family whilst cooking (TV, DVD, free wi-fi broadband, video, CD/tape player). Upstairs there are two bedrooms - one double bedded and one twin - and a good bathroom with bath, shower over, basin and wc. The cottage is comfortably furnished and well equipped for holiday use with fitted carpets throughout. A light and sunny aspect make for a very pleasant holiday feel and cosy in the coldest seasons. Outside: Small sitting out area with furniture available for outside use. Parking for one car. A few hundred yards to village centre, shops, pubs etc

Grasmere 4.4 miles; Windermere 4.7 miles; Keswick 16.7 miles.

Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. There is plenty to do here - cruises, boat trips and watersports on Lake Windermere itself and numerous shops, restaurants and pubs in the village to suit all tastes. On the lakeside at Waterhead, the parkland offers lovely views down the lake and a short stretch of beach, whilst a walk in the other direction, following Stock Ghyll through woodland, will bring you to the entrancing waterfall of Stock Ghyll Force. Along with the Lake and the great walking on offer, Ambleside is also famous for its annual rushbearing ceremony and the diminutive 17th century “Bridge House” - one of the most photographed buildings in the Lake District and now the National Trust Information Centre.
