Wetherlam has belonged to the same family since it was built in the 1930's and when you see the panoramic views from its hillside setting you will understand why the owners, now the third generation, enjoy it so much. This detached house is in a quiet location set in its large gardens and backing on to its own field - the whole area extending to about four acres.

Whatever your reasons for visiting the Lakes this will be an ideal base for a family holiday at any time of the year. Troutbeck is well placed for both walking and touring throughout the National Park. The keynote of the property is certainly the view - a sweeping panorama of distant fells including the unmistakable Langdale Pikes and Wetherlam. Lake Windermere nestles in the valley below glimpsed amongst the trees in summer with more open aspects when the leaves have fallen.

There are many opportunities for walking in the area and lake cruises are available on Windermere. Good pubs in the area including The Sun Inn at Troutbeck Bridge, The Queens at Troutbeck and The Mortal Man, offer evening meals, bar lunches etc.

Accommodation: Front porch entrance into main hallway where there is ample room to hang your outdoor gear. Spacious sitting room with feature bay window offers fine views (open fire, 32 inch flat screen TV with Sky channels, video, radio/cassette/CD player and wireless broadband access). Door to family dining room again with fine views and with open style kitchen at one end. A further small playroom has additional TV/video player and door to garden. Ground floor shower room (shower, basin and wc).

Five bedrooms on the upper floor as follows: Corner room with 5ft double bed and two further double bedded rooms all with wash basins; one twin with shower and basin, and one smaller twin. Main bathroom (bath with shower over, basin and wc).

Furnishings throughout are comfortable, in traditional style and in-keeping with the property with a number of original pieces of furniture particularly in the bedrooms. Fitted carpets. There are many personal touches including books and even a piano for the occasional singsong.

Outside: Rear porch entrance where bikes could be kept undercover. Terrace with table and chairs. Gardens mostly of lawns, shrubs and mature trees extending into the field behind the house. Ample parking for several cars in the drive.
