Fell Yeat is a fine detached character cottage, one of a small cluster of ancient buildings nestling at the foot of Hartsop Dodd amid dramatic Lakeland scenery in the Hartsop Conservation area. Footpaths pass the property leading west to Brotherswater (5 minutes walk) and thence to St. Sunday Crag and Fairfield, and east up to the high fells around Hayeswater with the High Street ridge beyond.

This is a wonderful place in which to relax and enjoy some of the Lake District's finest scenery, take long country walks or simply 'stay at home' to make the most of the property. Ullswater is your nearest lake for cruising, sailing and canoeing; there are places to eat out in the valley and local shopping in Patterdale and Glenridding, whilst Ambleside is only 15 minutes away and Windermere is 20 minutes away.

Accommodation: The property is reached by a good track across an open field. Front door entrance into hallway. Main sitting room (large log burner, TV, DVD) leads though to the large dining kitchen with its beamed ceiling and large table for family meals. A second smaller 'snug' offers a quiet room for reading (open fire, TV).

A feature slate staircase curves from the hallway to the first floor. Here you will find three bedrooms - a spacious main double room with fine beams (washbasin), a smaller double room and a larger twin. All three bedrooms have good views. The house bathroom is quite simple with free-standing roll-top bath, basin and wc (additional shower room in games room suite - see below).

Fell Yeat is very much a family home, an eclectic and comfortable mix of country style with some antiques, good fabrics and lots of character. Slate floors in some parts of the house are a real feature as are the beams and deep set windows.

Outside: Good sized garden mostly of lawn with mature shrubs, small paths and steps. Fine views to the hills all around. The outbuilding houses a walk through laundry area, walk in shower room with basin and wc and large games room separately heated and with open fire where the table tennis table and pool table will keep everyone entertained. Parking for two or three cars.
