Message from the Owners |

| "We have been visiting the Lake District every year for over 30 years and love the area so much that we bought Broad Oak for regular family breaks. We think that Grasmere, with its beautiful surrounding scenery, is an ideal holiday location as the village is right in the heart of the National Park yet easily accessible. | ||
| We love sitting by the river which flows alongside our garden, and listening to its constant babble. We also appreciate not having to use the car in the evenings since there is an excellent variety of restaurants and pubs in the village." | ||

Grasmere is surrounded by beautiful fells, and Broad Oak offers walks from the door up to Silver How, Helm Crag and Loughrigg to name just a few. There are many lovely riverside and lakeside rambles and the picturesque Rydal Round is a must. With rowing boats to hire on the lake, the Wordsworth attractions within short walking distance, and a fine choice of cafés, pubs, restaurants, and interesting local shops, Grasmere makes an ideal holiday base for all age groups in any season, whatever the weather.
Accommodation: Entrance porch with ample coat hanging space and boot rack leads into the hallway with cloakroom off (wc, basin, auto washer/dryer and further space to hang wet outdoor gear). The sitting room (with comfortable sofas and chairs, cast-iron log-effect gas stove, flat screen TV with Freeview HD, DVD, video, mini hi-fi, well-stocked bookcase and games cupboard) has patio doors leading out to the riverside garden, whilst the adjoining conservatory with cane furniture has doors to the side patio. The large well-equipped dining kitchen is accessed either from the sitting room or the hall and also has a door to the side patio.
There are four good-sized and well-fitted bedrooms upstairs, offering lovely mountain or river views. The dual aspect master bedroom, with views up to Silver How and towards Fairfield, has a king-sized bed and en-suite shower room (extra large shower cubicle, basin, wc, bidet, shaving point, heated towel rail). There is a further double bedroom with king-sized bed, and two twin-bedded rooms (one having a full length window looking over the river). Large bathroom (bath, separate shower, basin and wc). Airing cupboard.
This is a comfortably furnished house with large double glazed windows to create a light and sunny feel and allow good views. There are fitted carpets or Italian ceramic tiles to the floors, and efficient gas central heating and hot water systems.
Outside: Ample parking in the driveway, plus a garage for safe storage of bikes and canoes. The lawned garden area fronting the river features an impressive redwood conifer and there is a small patio area where you can sit and enjoy the varied states of the river, visiting ducks and other wildlife. The enclosed sheltered patio to the side is separated from the river by a lockable gate; it catches the evening sun and offers an ideal dining area at all times of day. Ornamental garden lighting provides an attractive evening feature.
